Monthly market summary
Metro Vancouver recorded 2,390 residential sales in June, up 9.6% from last year. Active listings stayed well above the 10-year seasonal average, keeping benchmark prices nearly flat month-over-month.
The month-to-month lift suggests demand improved into early summer, while June sales were still 12.4% below the 10-year seasonal average.
June active listings reached 17,017, about 30.2% above the 10-year seasonal average, giving buyers meaningful selection.
BCREA’s June forecast notes fixed rates may temporarily move under 4.5% before rising next year, while variable rates may trend toward 4.1% in 2026.
