The market at a glance
Greater Vancouver REALTORS® reported 2,150 residential sales in May 2026. That was 3.5% below May 2025 and 26.6% below the ten-year seasonal average. New listings also declined from last year, but total inventory remained 34.6% above its ten-year seasonal average.
The composite benchmark price was $1,100,700—down 6.2% year over year but up a modest 0.2% from April. In other words, the longer-term comparison still shows lower prices, while the latest month was comparatively stable.
Different homes, different stories
Apartments recorded the largest annual sales decline of the three main property categories. Detached sales edged slightly higher than last May, while townhouse activity was nearly level. This is a useful reminder that the “Vancouver market” is not one market: property type and neighbourhood can produce very different conditions.
What buyers can take from this
Higher inventory can create more room to compare properties, review strata documents carefully, and make decisions with less pressure than in a fast seller’s market. It does not mean every property will be negotiable—well-positioned homes can still attract strong interest—but preparation and patience have value.
What sellers can take from this
With more competing inventory and relatively measured demand, the first impression matters. Pricing should reflect current nearby activity rather than an older peak, and preparation should begin before the property reaches the market. A clear strategy is more useful than simply “testing” an ambitious price.
